A pine-forest town on the Kovel railway

Bucha

Bucha is a town about 25 kilometres west of Kyiv and the centre of its own district and hromada; property here ranges from private houses among the pines to commercial premises in the town centre. Bucha grew from a dacha settlement by the railway, and Kyiv is still a commuter-train ride away.

Character

The settlement grew up in 1898 by a halt on the Kyiv–Kovel railway then under construction, on the Bucha river that gave it its name. Its dacha past is still visible: pine woods within the town, low-rise private housing, and Irpin, Hostomel and Vorzel as neighbours.

Getting around

Bucha station on the Kyiv–Kovel line has been open since 1901, with commuter trains to Kyiv-Pasazhyrskyi. By car, the route to the capital is the M-07 Kyiv–Kovel highway, whose bridge over the Irpin river between Kyiv and Hostomel has been rebuilt.

Parks and nature

Bucha City Park on Instytutska Street is pine forest and lakes right in town, landscaped from 2011. So a walk among the pines is a daily habit here rather than a weekend outing.

Homes and commercial property

Private houses, new residential complexes and town-centre commercial property — shops, offices, services. As a district centre Bucha has its own demand for premises, so a building with tenants here is an operating business rather than a bet on the future. That is the kind of property I represent in Bucha.

Schools

The town has several lyceums — among them Bucha Lyceums No. 4, 5 and 9 — as well as Bucha Gymnasium No. 2. For a family, that means a full school education without commuting to Kyiv.

Who it suits

Investors looking for commercial property outside Kyiv with tenants already in place, and families who want a town with its own infrastructure among the pines. The drawback: central Kyiv is a fair distance, so allow time at rush hour.
