Gated communities on Kyiv's southern edge
Romankiv
Romankiv is a village on Kyiv's southern boundary, two kilometres from Koncha-Zaspa, where a house usually means a gated community with security and a private plot. The city is right next door, yet around you are private estates, quiet and space that Kyiv itself can no longer offer.
Character
By Kyiv standards Romankiv is young: the village was founded in the early twentieth century, though the names Roman's Hill and Roman's Island appear in seventeenth-century descriptions. Today it is mostly gated communities — Soniachna Dolyna and Rozkishne among them — set among private estates.
Location
The village belongs to Kozyn settlement hromada in Obukhiv district and sits right on the city line: Romankiv railway platform itself is already inside Kyiv. The nearest Kyiv landmark is Koncha-Zaspa, two kilometres to the north.
Getting around
The main route into the city is the Novoobukhivska highway (H-01), which joins Kyiv's Great Ring Road. There is rail too: Romankiv platform on the Kyiv-Demiivskyi — Myronivka line, with commuter trains into the capital.
Nature
The Kozynka river, a right-bank tributary of the Dnipro that flows through Kozyn and past Pliuty, rises near Romankiv. The woods and floodplains of Koncha-Zaspa are close by, so a morning walk here means forest rather than a pavement along a highway.
The homes
Gated communities with shared security, and standalone estates on their own land. The houses I represent in Romankiv come with pools, solar power and battery storage — autonomy is built in from the start.
Who it suits
Those who want a country house in a gated community with Kyiv only a few kilometres away. The honest drawback: schools, restaurants and shops are not round the corner, so a car is a must.
